ByLandmark is a full, in-house, 360° developer and operator of hospitality real estate — acquisition through operations, under one roof. Today we own and operate 1.2 million square feet across 17 venues in New Jersey and Pennsylvania, including our own construction company, Black Dog Construction, so we control quality from the ground up.

Twenty-five years in, that discipline shows: Liberty House and The Ryland Inn went from abandoned or vacant to some of the region’s most recognized destinations, run by a team that treats every venue as a high-margin business.

The Next Nine Properties

Landmark Venues Holdings I is a $40,000,000 raise to acquire and develop nine historic properties across New Jersey, Pennsylvania, and select premium markets, targeting an 18.5% IRR and 2.55x MOIC.

Placemaker properties — like Stony Hill Inn in Hackensack and the converted-bank Albion Ridgewood Hotel — pair hotel rooms with restaurants and daily programming to build recurring revenue. Venue Only properties — like Glen Alpin, a Gothic Revival estate in Harding Township, and the 340-year-old Princeton Farmhouse — are lean, purpose-built event destinations.

Where We're Growing Next

We’re expanding across nine properties in the markets we know best — Northern and Central New Jersey, Bucks County, and Philadelphia — targeting getaway towns just outside major gateway cities, each on 10+ acres with room to build something people return to. We’re also making our first move beyond NJ and PA, into premium markets like the Berkshires and the U.S. Virgin Islands, proving the model travels.

We operate 17 venues — boutique hotels, event spaces, restaurants, bars, and spas — built through both restoration and acquisition. We buy underutilized real estate most owners can only renovate and lease, and do more with it: bank buildings become boutique hotels, Gilded Age estates become event destinations, abandoned structures become recognized waterfront venues. Every Fund I property shares the same criteria — irreplaceable history or setting, in a market that already supports premium demand.

Invest Alongside an Operator, Not a Landlord

As a vertically integrated company, we acquire, develop, brand, and operate every property ourselves — and ByLandmark co-invests as operator and development manager in every Fund I venue, keeping our incentives aligned with investors’ from day one.

We’re looking for qualified investors who want a direct stake in nine historic properties, an 8% preferred return, a 75% share of net cash flow, and a team with a 25-year record of performance.

The Platform Behind the Performance

Our centralized platform, Home Base, covers accounting, revenue management, and PieLab, our in-house marketing agency — giving each revenue line its own dedicated funnel. That infrastructure lets us open new venues quickly, cutting costs and turnover while accelerating the path to stabilized revenue.

Calling all Artists, Furniture Makers & Creators

We acquire and commission luxury decor and furnishings on an ongoing basis for placement in existing properties and new developments. We maintain temperature and moisture-controlled warehouses to store our pieces. Please contact us to inquire.
